Growing The Price Of Your Property Through Your Garden

By: Chelsea Michaels

In the recent depression of housing value it appears that getting the right price is increasingly important. Common sense shows us that making the most of the property we own will help to sell, but it has become vital to ensure the asking is at a level that means the seller has made a profit rather than a loss. Paul Barnes, of Lane Fox’s Basingstoke office, states "a well looked after, good-sized garden can add between 10 and 15 percent value to your house."

First impressions have never been so important and having an immaculate outside space to invite your potential buyers is crucial. Go outside and really look at your front garden, what does it say about you? There is supposedly a gender divide about what would stop you purchasing a property, ladies tend to be repelled by the exterior of the building but it is males who take on board the state of the front garden and can be offended by a badly kept garden.

The property editor of ”The Times”, states there is no need to make the entire garden over, a few changes can make a massive impact to the aesthetics of your garden however with a possible increase of up to 15% at stake it would be a sound investment to add aesthetic appeal to the garden.

Maintaining the front garden is crucial, keeping grass cut, drive ways swept and cleared of any clutter including your car where possible and adding a colourful aspect with flowers can make the approach to your home really welcoming. Fencing can also make a huge difference so refreshing paint work and checking panels are in the best possible condition.

The back garden is all about showing off an entertainment space and giving someone somewhere to relax and enjoy themselves. The same guidelines apply in the back, that showing your garden in the best possible light can be a massive selling point. If you can, create an entertainment space, get your garden furniture out and on a summery day offer drinks whilst the buyers are outside.

Making your property different by, adding a calming water element can really make your back yard impressive and has something more to give as a further ‘room’ of the house. Make sure it’s dressed with quality outdoor furniture and bushes and it can really build the calming influence that most people are looking for in a home.

For home owners with small outside gardens there are plenty of ways to be done to add value to what is there, flower baskets with jasmine, lavender or scented bushes will leave an impact on the senses as well as the eye. The crucial thing there is not to muddle and keep neat any room you do have to present to probable buyers.
